Skylight and rooflight fitting in Orpington
Orpington was a village among soft fruit farms, hop fields and orchards before the railway arrived in 1868 and the suburbs filled in around it. Houses built since then often have a kitchen extension, a dining room tucked behind it and a bathroom with little or no outside wall, and the roof is where daylight can reach all three.

Flat roofs and hipped roofs over Orpington's dim rooms
-
1 A flat roof over the kitchen A kitchen extension with a flat roof gives the new space glass at the garden end and a long, dim run back towards the old house. A rooflight over that run is often the simplest fix. -
2 A hipped roof over the dining room A dining room set between lounge and kitchen may have a single window looking at a neighbour's wall. If the room sits under a sloping roof, a roof window can be set into the slope. -
3 Pitched roof, windowless bathroom Bathrooms placed in the core of an upper floor have no view of the sky. A sun tunnel or roof window gives them daylight and leaves the front elevation alone.

Suburbs that followed the railway
Kitchen extensions and the rooms they leave behind.
Orpington railway station opened in 1868 to the south-west of the town centre, and housing followed it in the Crofton and Broom Hill areas, with Derry Downs to the east developed at about the same time. The station today is a hub with Southeastern services to Charing Cross, Cannon Street and Victoria. Houses of that era were often built as a run of rooms off a hall.
Myth
A rooflight over a south-facing kitchen will always turn the room into a greenhouse.
Fact
How warm a room gets depends on the glazing specification, the size of the opening and any shading, all of which we discuss at survey. A separate guide looks at rooflights and overheating in more depth.
The kitchen extension
A kitchen extension on a house of that age often produces a long room. The garden end has doors and glass. The end nearest the old house is a long way from all of it, and the worktops there sit in shade. The extension roof is usually flat, which makes it simple to place a rooflight or a lantern exactly where the room needs light. We choose the position by standing at the dim end, marking the line where the old wall used to be and working outwards from there. A rooflight set a short way in from the old wall lights the worktops and the join between old and new.
If the extension has a pitched or mono-pitch roof instead, the glazing goes in the slope. A roof window follows the line of the roof, so it stays low, and the ceiling inside can be splayed to carry the light further in. How a particular slope is treated depends on its pitch, covering and rafter spacing, which is why the survey comes before any product choice.
Between a flat rooflight and a roof lantern the choice comes down to the room. A flat unit sits low and suits a ceiling of modest height. A lantern rises above the roof and gives a taller, more open ceiling inside, but on a flat roof it usually stands more than the permitted height, so it normally needs a planning application of its own, as our roof lantern planning guide explains. The joists, the direction they run and the height of the existing upstand all feed into the decision, as does what the owner wants to see when they look up from the worktop. A flat unit looks at the sky straight above, and a lantern looks out through its glazed sides as well.
The dining room in the middle
A dining room with the lounge on one side and the kitchen on the other can end up with one window, facing a fence or a side wall. The room can feel shut in on the days the table is not set. Where the roof lies directly over it, a roof window or a flat rooflight can serve, with a blind for evenings when the table is set. Where a bedroom lies above, we look for the nearest roof that does cover the space, such as the extension roof next door, and position the glass so its light spreads into both rooms.
Rooms in the roof
Some Orpington houses have had the loft turned into a bedroom or study. A roof window gives such a room a view of the sky that a gable window alone cannot, and the ceiling slopes carry the light around the room. Escape from a loft is a Building Regulations question and our Building Regulations guide covers how the rules treat it. A study under the slope can be dim in the afternoon even with a gable window, because the light comes from one end only, and a roof window on the opposite slope evens it out. Bathrooms and landings in the same roof get the same treatment, using whichever unit suits the pitch.

Bromley, Broomhill and The Priory
Orpington is in Greater London, within the London Borough of Bromley, so planning questions go to Bromley. The national rules on rooflights apply here as they do in Kent, and the skylight planning permission guide lays them out, covering houses, flats and maisonettes and the limit on how far a unit may rise above the roof. At the survey, we run those rules against your own roof and tell you which route applies.
Planning words you may meet in Bromley
- Planning authority
- For Orpington, the London Borough of Bromley, which decides any planning application.
- Article 4 direction
- An order by which a council withdraws certain permitted development rights across a named area.
- Listed building consent
- The separate approval that a new or altered roof window on a listed building will almost always need.
- Registered building control approver
- A private body, registered since April 2024, that can inspect and sign off building work in place of the council.
Conservation areas
Near the centre of Orpington you will find the Broomhill and The Priory conservation areas. The Priory Gardens, designed by the last private owners of The Priory, are Grade II listed. A house in a conservation area keeps the same permitted development position for a rooflight as any other house. Only an Article 4 direction changes that, and the council holds the record of where one applies. If a full application is needed, the details of the unit matter, and the conservation area rooflight guide explains them.
Sign-off
Forming a new roof opening is building work in the legal sense. The notification to Building Control is something we handle where the work is notifiable, and the new or replacement unit has to meet the energy limit set for its type, which the same Building Regulations guide sets out. Whether the council's own building control team or a registered building control approver does the inspecting, the arrangement looks the same from your side. Where the job is notifiable, the completion certificate that follows is the record of the inspection, and it belongs with your other papers about the house until you sell.

Getting to Orpington and what the quote covers
Heading north-west out of Maidstone, Orpington is about 27 miles away, still inside the radius we work to. The survey is free. It begins in the room you called us about and moves up to the roof above it, with a tape, a torch and a ladder into the loft where there is one.
Choosing between the options
A bathroom shows the choice at its simplest: a sloping ceiling takes a roof window, and a loft overhead calls for a sun tunnel that runs through the loft space to a diffuser in the ceiling. Before deciding we measure the ceiling height, the loft depth and the rafter spacing, and note the covering, because each affects the length of the tube, the size of the opening and the flashing. A tube of any length loses a little light on the way down, which is why a short run through a shallow loft suits a small bathroom well. The same logic carries over to a kitchen extension, where a flat rooflight or lantern takes over from the roof window, and we cover the options in our guides to flat roof rooflights, roof lanterns and sun tunnels.
The written quote
The fixed written quote that follows lists the unit, its glazing, the work on the roof covering and the state the room is left in, so two quotes can be compared item by item. Fitting is done with the floors and furniture covered, and the opening is lined and left ready for decorating. When the job is complete, our 10-year workmanship guarantee is given in writing, together with the paperwork for the notification.
The same survey is available in Crockenhill, Swanley and Sidcup. WhatsApp on 07880 284133 is the fastest way to get a date, email goes to info@orchardskylightsmaidstone.co.uk, and the quote form collects the same details.
What moves the figure on an Orpington quote
- Product and sizeLanterns, flat rooflights, roof windows and sun tunnels each sit in a different price band, and a bigger opening costs more within each.
- Roof constructionJoist or rafter layout and the covering decide the structural work around the opening.
- Glazing specificationSolar control, acoustic or self-cleaning glass changes the unit.
- Interior finishA deep kerb or a long splay in the ceiling adds plastering and decorating.
Extensions, bathrooms and the Bromley rules
Orpington is in London now. Do you still survey here?
Orpington lies in the London Borough of Bromley, and we cover it. The visit looks at the room, the roof above it and how the two connect, from the doorway of the dim room to the underside of the roof covering.
What tells me whether my road is in a conservation area?
Bromley's planning records show where each area and any Article 4 direction lies, and at the survey we check your address against them. Broomhill and The Priory are among the areas near the centre. If your road turns out to be affected, we adjust the type of unit and where it sits on the roof before the quote is written.
Our kitchen extension has a pitched roof. Can roof windows go in the slope?
Roof windows are made for sloping roofs, and the survey checks the pitch, the covering and the rafter spacing. A new or replacement roof window is held to the window limit in Part L, 1.4 W/m²K (or Window Energy Rating band B), and we specify the unit to meet it. A roof window needs a certain steepness, which our roof window pitch guide explains, and a shallower mono-pitch slope may call for a rooflight on a kerb instead.
Will a rooflight over the dining room cause glare on the table?
Glare depends on where the unit sits in relation to the table, the glass chosen and whether a blind is fitted. A position slightly off the centre line of the table often softens it.
Who finishes the ceiling and walls around a new opening?
We do. The reveals are lined and made good, and the room is left ready for paint. On a flat-roofed extension that usually means a neat splay or a square upstand lining around the glass, and on a sloping ceiling it means a tidy reveal that follows the line of the rafters, so the glass sits naturally in the ceiling line.
A bathroom with no outside wall: window or sun tunnel?
What lies above the room settles it. A sloping ceiling suits a roof window, and a loft overhead suits a sun tunnel, which crosses the loft space with a reflective tube. The survey tells us which, and our sun tunnel in a bathroom guide covers the details.
