A street of new brick and rendered houses with young trees and front lawns

Orchard Skylights Maidstone is a rooflight installer working in Maidstone and in the mid-Kent towns and villages out to roughly 30 road miles around it. We put daylight into houses from above, and we take out old units that have failed.

The name comes from Kent's orchards. Growers prune an apple tree to an open centre so the sun reaches the fruit in the middle of the tree as well as on the outer branches. Houses can have the same problem inside, and the fix is similar.

What we do

Installation and replacement, across the whole range

We install and replace every kind of roof glazing: roof lanterns, flat roof rooflights, roof windows, VELUX windows, electric opening rooflights, energy-efficient units, walk-on glass, conservation rooflights and sun tunnels. A tired or misted unit is swapped for a new one, and the opening is made good around it.

The choice between those products is made at the house. A pitched slate roof over a landing wants something quite different from a flat extension roof over a utility room, and a sun tunnel suits a windowless bathroom where nothing else will fit. We fit all of them, so the choice rests on the house.

How we think about a house

Where the light stops

Some rooms get no daylight of their own: a bungalow hall with doors on every side, a landing between two bedrooms, a through-lounge with a dim stretch in the middle. Windows in the outer walls cannot reach those places, however large they are.

So we ask where the light stops before we ask about the roof. Our page on opening the centre of a house sets the thinking out in full. It is the reason a visit starts indoors, in the dark room itself.

How a job runs

From first message to handover

The steps run in the same order on every job.

What happens, and in what order

  1. Tell us about the room Use the form, email or WhatsApp. A couple of photos of the dark room and of the roof from the garden are enough to start.
  2. We survey, free We come to the house, measure the opening, look at the roof covering and the structure under it, and talk through the products that suit.
  3. A fixed written quote You receive the scope and the price in writing, and it is fixed once you have it.
  4. We fit it Our fitters open the roof, set the unit, weather it in and finish the lining inside.
  5. Handover and guarantee You get the paperwork, including the 10-year workmanship guarantee in writing, and we handle the Building Control notification where the work is notifiable.

Where we work

Maidstone first, then the towns around it

Our base is Maidstone, the county town of Kent, and we work outwards from there across mid-Kent. The areas we cover page lists the towns and villages, from Aylesford and West Malling to Tonbridge and Rochester.

We work at your home, and there are no public premises to visit. To book a survey, write to info@orchardskylightsmaidstone.co.uk or use WhatsApp, 07880 284133, or fill in the form.

Brands, premises and the name

Do you only deal in VELUX, or can you fit other makes?

We fit VELUX roof windows and units from other makers too, in the same way as any other product on this site. The choice depends on the roof, the size of the opening and what you want the unit to do. Our VELUX windows page covers the brand, while the broader range sits under roof windows.

Where can I come and see you?

There are no public premises, because the work happens at your house. We come to you for the survey, and you can reach us by email or WhatsApp beforehand.

Do you take on small commercial roofs as well as houses?

Yes, small commercial jobs are part of what we do. A shop store room, an office stair core or a workshop flat roof gets the same survey and written quote as a home.

Who does the fitting, you or a subcontractor?

Please ask when you book the survey and we will tell you who will be on the roof for your job. The paperwork comes from Orchard Skylights either way.

Why Orchard as a name for a skylight firm?

Kent growers prune fruit trees to an open centre, so sunlight reaches the middle of the tree. We borrowed the picture for houses where the middle of the plan stays dark.
